The frst quarter of 2009 went by so fast and amid all the bad news regarding our economy it is interesting to see the real estate market in Palos Verdes doing just fine. I want to share with you what was happening with Palos Verdes homes in the last quarter comparing to the same period in 2008 and 2007.
Single family residences:
· 60 home sales were closed (2008: 73 and 2007: 118)
· The least sold price was a 3 bed/2 bath home with a pool, bank owned, in the Eastview area of Rancho Palos Verdes at $ 590K (2008: $ 570K and 2007: $ 660K).
· The highest sold price was a 6 bed/8 bath home with a pool on Via Coronel, at $ 4M (2008: 5 bed/5 bath, $ 5M and 2007: 5 bed/5 bath, $ 6.8M).
Condos:
· 12 sales were closed (2008: 12 and 2007: 10)
· The least sold price was a 1 bed/2 bath condo in the Estates complex, at $ 240K (2008: $ 225K and 2007: $ 313K).
· The highest sold price was a 3 bed/2 bath condo on La Rotonda Dr, at $ 1.025M (2008: 2 bed/2 bath, $ 1.05M and 2007: 2 bed/2 bath, $ 848K).
Townhomes:
· 7 sales were closed (2008: 6 and 2007: 14)
· The least sold price was a 2 bed/2 bath townhome in the Eastview RPV, at $ 425K (2008: 3 bed/2.5 bath, $ 465K and 2007: 3 bed/1.5 bath, $ 495K).
· The highest sold price was a 2 bed/2 bath townhome in the Terraces complex, at $ 650K (2008: 3 bed/2 bath, $ 750K and 2007: 2 bed/2.5 bath, $ 855K).

Natasha Stewart ’s Tom Kha Gai Thai Cooking Party Palos Verdes

On Tuesday Feb 24, 2009, Natasha Stewart and Susan Siess held a Thai cooking party in Palos Verdes. There were 13 people from all over Palos Verdes. Natasha Stewart showed how to make Tom Kha Gai, a chicken soup with galangal and lemongrass in coconut milk.
At the party Natasha Stewart made Tom Kha Gai for health conscious people. The coconut soup was thin nough not to make people feel guilty eating it. Natasha Stewart added cabbage, carrot and mushroom into the soup, which normally the Thai people have only with chicken or sometimes with mushroom.
Natasha Stewart teaches only the Thai dishes whose ingredients are not too difficult to find in LA. The guests are often surprised at how delicious and easy to make the dishes are. Natasha Stewart invites her clients and friends living in around Palos Verdes to her cooking party every month.

Terranea Resort

Terranea Resort is located on Palos Verdes Drive South, Rancho Palos Verdes. It will be open in June 2009. The prices of the casitas and the villas at Terranea Resort range from $2 to $4 M. Due to the restriction placed by the California Coastal Commission, the owners can stay at their villas at Terranea Resort for only 90 days a year (60 days for casitas’ owners). The rest of the year, those villas and casitas at Terranea Resort must be available for the public to rent.

Palos Verdes Real Estate Market in January 2009
The real estate market in Palos Verdes in January 2009 was doing better than in January 2008, with sales of 18 single family residences (2008: 14), 5 condos (2008: 4) and 2 townhomes (2008: 1). Average sold price was 5.93% lower than the average list price (2008: 4.35%) and average number of days that those homes were on the market before they got sold was 85 (2008: 50).
The bottom line is every house can be sold if it is priced right.

How Did Real Estate in Palos Verdes Do in 2008?
In 2008, 397 single family residences were sold (500 in 2007), with the minimum price of $ 450K (2007: $ 390K), the maximum price of $ 7.5 M (2007: $ 12.9M) and the average selling price was $ 1,505,546 (2007: $ 1,630,076).
61 condos were sold (2007: 63), with $ 225K minimum price (2007: $ 235K)) , $ 1.1 M maximum (2007: $ 1.05M) and the average selling price was $ 471,606 (2007: $ 532,474).
38 townhomes were sold (2007: 64), with $ 359K minimum selling price (2007: $ 495K), $ 930K maximum (2007: $ 997K) and $ 654,934 average selling price (2007: $ 691,639).
