The frst quarter of 2009 went by so fast and amid all the bad news regarding our economy it is interesting to see the real estate market in Palos Verdes doing just fine. I want to share with you what was happening with Palos Verdes homes in the last quarter comparing to the same period in 2008 and 2007.
Single family residences:
· 60 home sales were closed (2008: 73 and 2007: 118)
· The least sold price was a 3 bed/2 bath home with a pool, bank owned, in the Eastview area of Rancho Palos Verdes at $ 590K (2008: $ 570K and 2007: $ 660K).
· The highest sold price was a 6 bed/8 bath home with a pool on Via Coronel, at $ 4M (2008: 5 bed/5 bath, $ 5M and 2007: 5 bed/5 bath, $ 6.8M).
Condos:
· 12 sales were closed (2008: 12 and 2007: 10)
· The least sold price was a 1 bed/2 bath condo in the Estates complex, at $ 240K (2008: $ 225K and 2007: $ 313K).
· The highest sold price was a 3 bed/2 bath condo on La Rotonda Dr, at $ 1.025M (2008: 2 bed/2 bath, $ 1.05M and 2007: 2 bed/2 bath, $ 848K).
Townhomes:
· 7 sales were closed (2008: 6 and 2007: 14)
· The least sold price was a 2 bed/2 bath townhome in the Eastview RPV, at $ 425K (2008: 3 bed/2.5 bath, $ 465K and 2007: 3 bed/1.5 bath, $ 495K).
· The highest sold price was a 2 bed/2 bath townhome in the Terraces complex, at $ 650K (2008: 3 bed/2 bath, $ 750K and 2007: 2 bed/2.5 bath, $ 855K).
